Manorly features

A focused operating workspace, not a bloated ERP.

Manorly is shaped around the rental operations work small landlords already do: dates, reminders, documents, task completion, and history.

Operating principle

Everything starts with what needs attention now.

The core product bet is that a small landlord does not need accounting software, rent collection, screening, and a tenant portal before the operational reminder problem is solved.

Manorly starts with property and lease records, then turns dates, recurring work, documents, and worker tasks into a visible action calendar with reminders and history.

Capability map

Each capability stays inside the reminder-first scope and avoids tenant payment, screening, e-signature, and tenant-portal claims.

  • Dashboard

Lease lifecycle records

Stores tenants as records, lease dates, rent amount and frequency, deposit, notice period, linked unit, and status.

  • AI suggests
  • Confirm

AI lease extraction

Suggests lease fields from PDFs. Manual entry always remains available, and the landlord confirms before saving.

  • Vault
  • PDF

Lease document vault

Stores and retrieves lease PDFs linked to the lease record so the source is close to the operational fields.

  • Obligations
  • No collection

Rent obligation ledger

Auto-generates obligations from lease terms and lets the landlord set tracking statuses. It is tracking, not collection.

  • In-app

Reminder engine

Schedules due, pre-due, overdue, lease-ending-soon, and renewal-notice reminders with idempotent dispatch history.

  • Templates
  • Field work

Operational task templates

Covers lease-end, renewal notice, HVAC/filter, pest control, smoke detector, inspection, cleaning, turnover, and custom tasks.

  • Worker-lite
  • Mobile

Worker task completion flow

Workers see only assigned tasks, mark started or complete, and add notes or optional photo proof.

  • Status
  • History

Landlord task dashboard

Shows completion status, evidence, task history, and recent reminder or notification activity.

In development
  • Audit
  • Dispatch

Notifications and audit

In-app notifications and email dispatch are paired with explainable dispatch state and event history.

  • Scoped

Narrow access model

Workers do not see landlord financials, lease documents, unrelated properties, or other workers' tasks.

Where Manorly draws the line

The boundary is as important as the feature list.

No rent collection

Manorly tracks obligations and reminders. It does not process tenant rent payments, escrow, ACH, or card payments for tenants.

No tenant screening

The product does not score applicants, run background or credit checks, or make tenant-selection recommendations.

No e-signature or tenant portal claim

Lease signing and a full tenant portal are outside this launch-stage product surface.
